Minimum occupancy is 3 nights, with free capacity a booking for 2 nights is possible, in July and August the minimum booking is 5 nights.
The studios can be booked for a surcharge of 15 euros per night.
Arrival is from 15:00, departure until 10:00.
If we can provide the desired accommodation in the requested period, you will receive a written confirmation and the invoice from us. The reservation for the accommodation is legally binding upon receipt of the booking confirmation and after payment has been made.
Upon receipt of the booking confirmation, 50% of the rental price is due as a deposit; the deposit will be offset against the total price. The remaining balance is due 14 days before arrival.
For bookings made less than 14 days before arrival, the entire travel price must be transferred.
The invoice amount is to be transferred to the specified account after receipt of the booking confirmation and receipt of the invoice.
Cancellation is possible up to 4 weeks before departure, later we charge 50% of the rental price.
If you cancel 7 days in advance, the full amount is due. The date of receipt of your cancellation message counts.
If we are able to rent out the accommodation during the canceled period, we will refund the full amount.

If, in the event of a cancellation on our part due to force majeure or other unforeseeable circumstances (such as the uninhabitability of the accommodation due to heating failure, burst pipes, etc.), the fulfillment is impossible, the liability is limited to the reimbursement of the costs. In the event of justified withdrawal, the customer is not entitled to compensation (no liability is assumed for travel and hotel costs).
The landlord may withdraw from the contract after the start of the tenancy without observing a period of notice if the tenant continues to disturb other tenants or residents despite a warning or behaves in a manner contrary to the contract to such an extent that immediate termination of the tenancy agreement is justified.
The landlord is liable for the proper provision of the rental property within the scope of the duty of care. Liability for any breakdowns or faults in the water or electricity supply as well as events and consequences due to force majeure are excluded.
The use of the pool is possible in consultation with the landlord and on your own responsibility.
Friendly dogs are welcome and cost an additional 20 euros for the final cleaning.
Our wood-heated sauna costs 15 euros for 2 hours for 2 guests.
Special requests and additional agreements are possible. They require written confirmation by the landlord.
The tenant agrees to the storage, modification and / or deletion of necessary personal data within the scope of the contract concluded with him. All personal data will be treated with absolute confidentiality.
Access is secured by means of access protection. The access data (login and password) may not be passed on to third parties. The tenant is responsible for the data transmitted via the WLAN, the chargeable services used and legal transactions carried out. If the tenant visits chargeable websites or enters into liabilities, the resulting costs are to be borne by the tenant. The tenant is obliged to comply with the applicable law when using the WLAN.
The following applies in particular: Not to use the WLAN to retrieve or distribute immoral or illegal content, not to illegally download, reproduce, distribute or make accessible any goods protected by copyright, not to send or distribute any harassing, defamatory or threatening content; not to use the WLAN to send mass messages (spam) and/or other forms of unauthorized advertising. The tenant indemnifies the landlord of the vacation property against all damages and claims by third parties that are based on unlawful use of the WLAN by the tenant and/or on a breach of this agreement.
The tenant agrees to the general terms and conditions and the house rules. The declaration of consent is made with the payment.
Should one or more provisions of these terms and conditions be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid provision that comes as close as possible to the economic and legal intentions of the contracting parties. German law shall apply. Place of jurisdiction and place of fulfillment is Berlin.
